4 Staging Tips

Considering selling your home? It will help to do all you can to be sure your home sells quickly and for the best possible price. One surefire way to do this is staging. Most buyers view your home online and will decide if they want to see it based on your online pictures. That makes it very important that your home is ready and pictures are just right.

Personal Affects

When hosting an open house a couple years ago, a potential buyer studied a family picture that was on the wall and cried out, “I know her!” and raced to the girl’s bedroom. I got there just in time to prevent the buyer from opening dresser drawers! Having personal photos on the walls of your home while it is for sale is a huge distraction from your home itself.

Besides obvious safety benefits from staging, you will want to depersonalize your home so that the potential buyers can visualize themselves living there.

Neutral

The best way to appeal to the most buyers possible is keep your decor neutral. Of course you live there and your style, colors, decor is what you love. For staging purposes, just be sure everything isn’t too distracting. You do not want buyers to miss the potential beauty of your home by focusing on decor too far from what the buyers might enjoy.

Simplify

Try to have only a few pieces of furniture in each room. Remove any clutter that would make your home appear smaller than it is. Put away everything from countertops, table tops (with some exceptions), sinks and tubs, and all furniture (again, with some exceptions). Basically pack away anything you aren’t using currently – you’re moving! It’s okay when buyers see your packed boxes.

First Impressions

An attractive exterior creates a strong first impression. Coordinating landscaping with the season, having mums in the fall and flowering plants in spring and summer, for example, makes a very nice first look.
